Average If Not Blank

My Results are Still 0 when they Should Be Blank. I am Not Sure what I am doing wrong with This Formula.

Current Formula:

=AVERAGEIF(SPI@row:CPI@row, <>"", SPI@row:CPI@row)

Desired Results:

If SPI & CPI are Not Blank Provide an Average. If They are Blank Then The Results Should Be Blank / Empty.
