Can anyone give my advice to how to make this work.
=IF(AND([Current Status]@row = "Pre-Sale (B)", [Pre-Sale Counter]@row = 1), "Lot Hold Signed"), IF(AND([Current Status]@row = "Pre-Sale (B)", [Pre-Sale Counter]@row = 2), "Approval Plans Done"))

It looks like you closed off your first argument so it doesn't have a chance to move on. Try:
=IF(AND([Current Status]@row = "Pre-Sale (B)", [Pre-Sale Counter]@row = 1), "Lot Hold Signed", IF(AND([Current Status]@row = "Pre-Sale (B)", [Pre-Sale Counter]@row = 2), "Approval Plans Done")

Thanks Nic. I went another route to make it simpler on me. But for some reason i cant get it to give me a value for Pre-Sales.
