IF Formula if a cell contains a certain value, then return a set dollar amount, if not then zero

Trying to return a dollar value or a zero if false. If the cell has a value of anything EXCEPT "Lease / Purchase" or "Purchase", then return a dollar value of $350,000. If it doesnt' then return a "0" value. So any of the "Lease - xx" values.....

=IF(AND([Deal Type]@row <> "Lease / Purchase", [Deal Type]@row <> "Purchase"), 350000, 0)
