Numbers and Text in the Same row/Column

I have some writing that is not showing in a row/column when I have a formula to say so. Is there a way to get this to populate with both?

Here is the formula that works:

=IF([project name]14 = "", "", IF([PanAm proposal needed by]14 = "", JOIN("it's been ", TODAY() - [quote request by customer]14, " days"), IF([PanAm proposal for customer]14 - [PanAm proposal needed by]14 < 0, JOIN(-([PanAm proposal for customer]14 - [PanAm proposal needed by]14), " days to spare"), JOIN([PanAm proposal for customer]14 - [quote request by customer]14, " days overdue"))))

I'm not exactly sure what you're asking here...can you elaborate on the specific part of your formula that isn't working? What specific text isn't appearing? What conditions are you expecting to trigger the return of your text?
