We are hoping to roll out Office 365 in a few months (maybe longer). I'm wondering if that allows the editing of documents as links or attachments in Smartsheet (we're not able to use Google or the other listed options at this time).

Yes - links can be added to any sheet which will enable editing various types of online docs. Using Word Online / Google docs has worked quite well for us enabling numerous users to edit simultaneously.
You can add them to the attachement icon on the left or add them as hyperlinks in any cell using the "right click" - hyperlink option.
Alternatively you will be able to add the links of any cloud based online folders to navigate to cetain parts of your cloud based system

Note that neither of these will be able to let you know if an attachment has change as the physical file does not sit on smartsheet. It might make sense to add a manual column for people checking in and out.
