Multi-select values inherently have a CHAR(10) applied to each of them, which is how that column type identifies when one value ends and when another, separate value starts.
You can use SUBSTITUTE again to replace the CHAR(10) in the multi-select with "" (blank) so that it will appear on the same row. Ex:
"Finish Type: " + SUBSTITUTE([Finish Type]@row, CHAR(10), "") + SUBSTITUTE(Helper#, "-", "")... etc

Using the CHAR(10) I bypassed helper column and created line breaks for the multiple row cells combined. No JOIN formula needed either.
Example:
="insert label here: " + [Cell1]@row + CHAR(10) + "insert label: " + [Cell2]@row + CHAR(10) + "insert label: " + [Cell3]@row
UNICHAR(10) works (Line feed character).

I am currently in business trial version, but i was told it is supposed to allow for full functionality, however when I click Ctr+F my search menu is only a search bar that allows me to only find the string, and it doesn't allow for replacing. Is it me or the F&R functionality rather limited?
