Grab the numbers in a cell to another column then get their average. Substitute, AVG not working

I need to get the TC values only and then get their average (to be place on sheet summary).

But it appears that when you try to use replace or substitute, it is converting them to text.

Value and INT can be used, but I tried both and its not working for my sample.

Solved. Used IF + CONTAINS instead.
